General Terms and Conditions for Booking
The following General Terms and Conditions for Booking govern the legal relationship between Pareus Service Srl, with registered office in Bolzano, Sparkassenstrasse 18, the operator of the holiday resort in Caorle, Viale degli Usignolo 2, also known as "Pareus Beach Resort" (hereinafter referred to as "Resort"), and the person making the booking (hereinafter referred to as "Guest").
These General Terms and Conditions for Booking become an integral part of the accommodation contract between the Guest and the Resort. The Guest is therefore obliged to read these General Terms and Conditions for Booking carefully.
In the event that the Resort confirms a booking and a contract is concluded in accordance with Article 1 below, the Guest shall declare that he/she accepts the General Terms and Conditions for Booking for him/herself and any other fellow travellers for whom the contract is concluded and that he/she is authorised to accept the General Terms and Conditions for Booking.
1. Accommodation contract
Upon receipt of a booking confirmation, the contract between the Guest and the Resort that regulates the stay at the resort for the period stated in the reservation shall enter into effect as described below.
Reservations can be made in person at the Resort, requested by e-mail to reservation@pareus-resort.com, by telephone on +39 0421 18 30 350 or via the internet site www.pareus-resort.com. Booking confirmation is subject to payment of a deposit by the Guest in accordance with Article 2.1. If the booking is made via the internet site, the Guest will be sent the booking confirmation by e-mail.
The Guest is obliged to carefully check the booking confirmation and contact the Resort immediately if it is allegedly incorrect or incomplete.
2. Payment for the stay
2.1 Deposit (Caparra Confirmatoria) for standard rate and “Welcome Back” rate
Upon booking, the Guest is obliged to pay a deposit amounting to 30 % of the owed accommodation price by bank transfer. If payment is made by bank transfer, the last name of the Guest who made the reservation and the booking reference number must be stated in the purpose of payment.
The Guest must pay the deposit within 14 days after receipt of the booking confirmation and send a corresponding proof of payment to reservation@pareus-resort.com.
If the deposit is not paid within the above-mentioned deadline, the booking will be deleted and the accommodation contract cancelled, meaning that the accommodation becomes available again for new bookings.
2.2 Payment of the balance for standard rate and “Welcome Back” rate
The remaining balance (accommodation price minus the deposit paid plus accommodation tax and any other service fees) is payable anytime by credit card/debit card, but at the latest at check-out. The following credit cards are accepted: Visa, Mastercard, CartaSI, Maestro.
Bank cheques are not accepted. Cash payments are only permitted up to the maximum amount specified by law.
2.3 Payment of the whole balance for non refundable reservations (Early Bird rate and Last Minute rate)
Bookings in 2024
Upon booking, the Guest is obliged to pay the whole amount of the accommodation price by bank transfer. If payment is made by bank transfer, the last name of the Guest who made the reservation and the booking reference number must be stated in the purpose of payment.
The Guest must pay the whole amount 14 days after receipt of the booking confirmation or, in case of Last Minute bookings, at latest 3 days prior the start of the stay and send a corresponding proof of payment to reservation@pareus-resort.com.
If the deposit is not paid within the above-mentioned deadline, the booking will be deleted and the accommodation contract cancelled, meaning that the accommodation becomes available again for new bookings.
2.4 Payment of the whole balance for non refundable reservations (Early Bird rate and Last Minute rate)
Bookings in 2025
Upon booking, the Guest is obliged to pay 80% of the accommodation price by bank transfer. If payment is made by bank transfer, the last name of the Guest who made the reservation and the booking reference number must be stated in the purpose of payment.
The Guest must pay the whole amount 14 days after receipt of the booking confirmation or, in case of Last Minute bookings, at latest 3 days prior the start of the stay and send a corresponding proof of payment to reservation@pareus-resort.com.
If the amount is not paid within the above-mentioned deadline, the booking will be deleted and the accommodation contract cancelled, meaning that the accommodation becomes available again for new bookings.
3. Check-in/Check-out
Unless agreed otherwise, check-in is possible from 4:00 p.m. to 7:00 p.m. on the day of arrival. Any late arrival must be immediately reported to the reception by e-mail at reservation@pareus-resort.com or by calling +39 0421 18 30 350 in order to ensure a smooth handover of the accommodation.
Check-out must take place by 10:00 a.m. at the latest on the day of departure. A later check-out is only possible if it has been approved by reception with sufficient notice.
4. Changing a booking
The Guest is not entitled to change a confirmed booking. However, the Resort will do its best to accommodate change requests where possible. Change requests must be communicated to the Resort immediately by e-mail to reservation@pareus-resort.com or by calling +39 0421 18 30 350.
5. Cancellation for Standard rate and “Welcome Back” rate
Cancellations must be communicated to the Resort exclusively by e-mail to reservation@pareus-resort.com, whereby the following conditions apply:
5.1 Total stay within the period from 04.02.2024 to 08.05.2024 and 09.09.2024 to 05.01.2025:
Cancellation of the booking is possible if it is communicated in writing on the above e-mail address at least 3 days before the agreed arrival day. The deposit already paid will be retained. The Guest will receive a voucher by e-mail for a stay until 05.01.2025.
If the Guest does not cancel at least 3 days before arrival, no refund of the deposit will be made and no voucher will be issued.
5.2 Partial or total stay in the period from 09.05.2024 to 08.09.2024:
Cancellation of the booking is possible if it is communicated in writing on the above e-mail address at least 14 days before the agreed arrival day. The deposit already paid will be retained. The Guest will receive a voucher by e-mail for a stay until 05.01.2025.
If the Guest does not cancel at least 14 days before arrival, no refund of the deposit will be made and no voucher will be issued and the Guest will be obliged to pay the remaining balance in accordance with the contract.
5.3 Total stay within the period from 28.02.2025 to 28.05.2025 and 15.09.2025 to 04.01.2026:
Cancellation of the booking is possible if it is communicated in writing on the above e-mail address at least 3 days before the agreed arrival day. The deposit already paid will be retained. The Guest will receive a voucher by e-mail for a stay until 04.01.2026.
If the Guest does not cancel at least 3 days before arrival, no refund of the deposit will be made and no voucher will be issued.
5.4 Partial or total stay in the period from 29.05.2025 to 14.09.2025:
Cancellation of the booking is possible if it is communicated in writing on the above e-mail address at least 14 days before the agreed arrival day. The deposit already paid will be retained. The Guest will receive a voucher by e-mail for a stay until 04.01.2026.
If the Guest does not cancel at least 14 days before arrival, no refund of the deposit will be made and no voucher will be issued and the Guest will be obliged to pay the remaining balance in accordance with the contract.
6. Cancellation for non refundable reservations (Early Bird rate and Last Minute rate)
Bookings in 2024
In case of cancellation of the reservation, the whole amount paid will be retained. In this case, the Guest will receive a voucher in the corresponding amount by e-mail for a stay until 05.01.2025.
6.1. Cancellation for non refundable reservations (Early Bird rate and Last Minute rate)
Bookings in 2025
In case of cancellation of the reservation, the whole amount paid will be retained and the Guest is obliged to pay the remaining balance. In this case, the Guest will receive a voucher in the corresponding amount by e-mail for a stay until 04.01.2026.
7. Early departure
If the Guest departs earlier than agreed, he/she shall owe the total amount for the period stated in the booking confirmation, unless the Resort or its employees are responsible for the circumstance leading to the early departure or if an instance of force majeure applies.
8. Unavailable accommodation
If the accommodation booked by the Guest is unavailable for reasons for which the Resort is responsible, the Resort is entitled to offer equivalent or better accommodation.
9. Parking space
The Guest is entitled to one parking space, which is allocated upon check-in. All parking spaces are covered and unguarded. The Resort shall not be liable in the event of damage to the vehicle, theft of the vehicle or the items in it.
10. Disclaimer / force majeure
The Resort endeavours to continuously update the internet site and ensure flawless functioning, however it is not liable for technical or other circumstances that are beyond the Resort's control or for restrictions/failures owing to force majeure.
The Resort shall also not be liable for inadequate services or for failure to provide services as a consequence of accidental equipment failure or force majeure. It is also not liable for damages caused by other guests or due to force majeure. Force majeure is understood as events beyond the control of both parties (e.g. natural disasters, riots and strikes - insofar as they are at national level - national and local lockdowns due to a pandemic, related illnesses or comparable events which render fulfilment of the contract wholly or partially impossible).
The Guest acknowledges that no lifeguard and rescue services are available at the swimming pools located in the individual residential units. The Guest must therefore use these facilities with the required care and caution. Children and persons who are at risk of drowning, fainting or accidents must be under the Guest's constant and sole supervisory responsibility.
11. Membership of the Circolo Pareus Clubhouse
The Guest acknowledges that he/she can use the services of the Circolo (= club) Pareus Clubhouse, which sells items such as drinks and snacks at the Resort's swimming pool, only after acquiring full membership of the Circolo Pareus Clubhouse. The club's articles of association are available to view and download here. Membership of the Circolo is subject to a membership fee of € 1,00. The membership application can be signed during check-in at the resort.
12. Governing law
The legal relationship between the Guest and the Resort is governed by Italian law.
13. Data protection
Processing of the Guest's personal data is carried out in accordance with the resort's privacy policy, which is available at the following link. The privacy policy of the Circolo Pareus Clubhouse is available at the following link.
14. Language of the General Terms and Conditions for Booking
The General Terms and Conditions for Booking are available in Italian, German and English. In the event of a contradiction, the Italian version shall prevail.
15. Rules of conduct
The Guest shall treat all items belonging to the Resort with care, caution and vigilance and use them only for their intended purposes. The Guest shall be liable for any damages caused by him/herself or his/her fellow travellers, whereby he/she reserves the right to prove that the damages occurred through no fault of his/her own or his/her fellow travellers (intent and all forms of negligence).
The Guest also agrees to observe and ensure compliance to all regulations regarding use of the Resort's services and communal areas, which are continuously adapted and communicated to the Guest upon arrival at the Resort or posted there for information.
16. Consent to the General Terms and Conditions for Booking
Pursuant to Articles 1341 and 1342 of the Italian Civil Code (Codice civile), when concluding a booking the Guest expressly agrees to the General Terms and Conditions for Booking as listed here for him/herself and for any other guests and third parties for whom he/she has made the booking, especially Articles 1 (booking confirmation subject to payment of a deposit), 2.1 (deposit, cancellation of a booking in case of failure to pay the deposit), 4 (changing a booking), 5 (cancellation and retention of the deposit), 6 (early departure), 9 (disclaimer and instances of force majeure), 10 (Membership of the Pareus Clubhouse) and 14 (rules of conduct).
